An indication of our typical prices
We offer a bespoke Property Caretaking service for our customers.
However our prices are based on the following.
Security walk arounds including a property services check and any others tasks we can complete within that hour such as garden maintenance, sweeping outside areas or watering pots.
£50 for the first hour and £25 for subsequent hours.
Supervision of maintenance contractors, meter readers etc.
£50 for the first hour and £25 for subsequent hours.
Our clients can call us at any time if there in an urgent need at your property. We will be there as soon as possible. We offer this service outside office hours and there are no additional call out charges. There are no membership or subscription charges. All we ask is that clients have used our service at least once to enable us to offer this emergency call out service.
We have full trades insurance including.

We also offer a simple low cost property visiting service.
For properties within a 17 miles radius of Chipping Norton.
We can visit three times per week for £15 per visit
This can be booked as week blocks so there is no long term commitment.
We visit for 1/2 an hour when we can offer peace of mind while you are away.

This service can of course be adjusted to suit your requirements, we can visit more or less often. We can stay for longer or shorter periods if required

None of these are a subscription service so throughout the year we can adjust what we do to match our client’s needs.

1, Light level of Property Management Service.
The property is often left unattended for up to 10 weeks in both the summer and winter.
Service provided

Bi-weekly attendance while the property is unoccupied to generally tidy up outside and carry out a security check. Cost £50 every two weeks.

Forward any post to the client. No additional cost as this is included in the regular attendance.

Check the function of all appliances, alarm and heating. No additional cost as this is included in the regular attendance.

Attend the property to supervise maintenance works. We coordinate our regular attendance but there is no additional cost for this if the time required is over 1 hour every other week.
Summer £250 (approximately 10 weeks)
Winter £250 (approximately 10 weeks)
Approximate average total cost £500 per year.
2, Medium to light level Property Management Service.
The property is often left unattended for up to 8 weeks in the summer and sometimes for longer periods during the winter.
Service provided

Once weekly attendance while the property is unoccupied to generally tidy up outside and carry out a security check. Cost £50

Weekly through the summer. Cut the lawn, water and maintain the pots (dead head) and keep the borders tidy. Cost £25 per week as the garden is not very large

Forward any post to the client. No additional cost as this is included in the regular attendance.

Summer £75 per week while the property is not attended (approximately 8 weeks)
Winter £50 per week while the property is not attended (approximately 12 weeks)

3, Medium Level Property Management Service.
A customer (and family and friends stay in their property regularly throughout the summer. The property is often left unattended for up to 12 weeks in the summer and sometimes for longer periods during the winter.

Twice weekly attendance while the property is unoccupied to sweep the drive and porch area. Cost £100 per week.

Weekly through the summer. Cut the lawn, water and maintain the pots (dead head) and keep the herbaceous borders tidy. Cost £50 per week.

Forward any post to the client. No additional cost as this is included in the regular attendance.

Check the function of all appliances, alarm, heating and air conditioning unit. No additional cost as this is included in the regular attendance.

Total cost
Summer £150 per week while the property is not attended (approximately 12 weeks)
Winter £100 per week while the property is not attended (approximately 16 weeks)
Approximate average total cost £3400 per year.
This customer did have an unforeseen issue at the property as there were works carried out with the gas main for his and other properties in the area. This meant there was no heating during a cold snap in the winter while the property was unattended. We attended during this time and ran the air conditioning to maintain a little heat and we also re-lit the pilot light and checked the heating system worked again. We attended the property for a total 4 hours over 3 visits costing £175 in total.​
4, High fully inclusive Level of Property Management Service at our client’s large country home.
A customer (and family and friends stay in their property regularly throughout the summer. The property is often left unattended for up to 20 weeks in the summer and sometimes for longer periods during the winter.
Service provided

Weekly through the summer. Cut the lawns, water and maintain the pots (dead head) and keep the herbaceous borders tidy.

Manage larger garden maintenance works completed by third parties.

Manage all the general duties required in running the house such as arranging and supervising cleaning, laundry, window & gutter maintenance. Arrange and manage heating servicing.

Check the function of all appliances, alarm, heating and air conditioning systems. No additional cost as this is included in the regular attendance.

Ensure the house is clean and warm and have the kitchen stocked and ready for the client’s arrival. Cost included in the cost of regular visits.
